Surfaces that breathe again.
Balcony floors, railings and reachable external walls, treated to address growth and drainage deposit rather than just appearance.
HomeA balcony you're comfortable using again
Green growth on shaded stone and grime built up around drainage outlets are cleared as part of this visit, along with railings and any entrance approach within reach. The result is a surface that's not just visually cleaner but usually less slippery underfoot.
North-facing surfaces don't dry the same way
Balconies and walls that don't get direct sun hold moisture longer, which is exactly the condition that lets algae and moss take hold, especially after the rainy season. Drainage outlets tend to collect the same organic buildup, and if left, this can slow water flow off the balcony entirely.
Pressure chosen for the surface, not applied uniformly
Older render and coated panels need a gentler approach than bare concrete, so cleaning pressure is set according to what the surface can actually take. This avoids the kind of damage that an aggressive one-size treatment can leave on softer materials, while still clearing growth from harder surfaces properly.
What the visit involves
A visit runs around three hours for up to 40 square metres of external surface, covering the balcony floor, railings, and any reachable wall or entrance approach. Drainage outlets are cleared as part of the same visit, and any surface showing notable wear is written up in a short note afterward, so it's on record before or after the humid season sets in.
¥19,600 for up to 40m² of surface
This covers balcony floor and railing treatment, drainage outlet clearing, and a written note on surfaces showing wear, for a visit of around three hours. Larger balconies or additional wall area beyond 40 square metres are quoted separately.
What to expect and how it's tracked
Growth and staining are visibly reduced on the day, and drainage outlets flow freely again. How long the result holds depends heavily on shade and humidity — a north-facing balcony will need more frequent attention than a south-facing one, and the written wear note gives you something to compare against at the next visit.
Care taken with older surfaces
Because pressure is matched to the surface rather than fixed, older render and coated panels are treated with particular caution. If you're unsure whether your balcony's surface is suited to this kind of treatment, that can be discussed before any work begins, with no obligation attached to asking.
Equipment and conditions for this offer
Ground level with poles / within reach from the balcony itself
Adjustable-pressure washing equipment, surface-appropriate treatment solution, drain clearing tools
Treatment solution chosen to suit the surface; plants and furnishings moved clear first
Balcony access, nearby plants or furnishings moved clear, water supply access
Sub-zero temperatures can freeze treated surfaces before they've fully drained, and heavy rain limits how effective the treatment is. Where this affects the scheduled day, rescheduling is arranged at no extra cost, with priority given to keeping the new date within the same general season.
Getting started
Send a note describing the balcony or surface area and whether it faces north or south — this helps in judging the extent of growth likely to be present. A visit can then be scheduled before or after the humid months, whichever suits.
